A market built around the water

Fort Lauderdale’s canal network is the reason the city’s luxury market exists in the form it does. For a substantial share of buyers here the dock is the primary asset and the house is secondary — which makes water depth, dock length, canal width and bridge clearance the governing variables of a search.

The critical distinction is between properties with no fixed bridges to the Port Everglades inlet and those without. For larger vessels with meaningful air draft, that single fact can determine whether a property is viable at all.

Where the luxury market concentrates

Las Olas Isles — the finger isles off Las Olas Boulevard — are the archetypal Fort Lauderdale yachting address, combining dockage with walkable access to Las Olas itself. Seven Isles and Sunrise Key are smaller, gated or semi-private equivalents. Rio Vista offers established character and mature streets close to downtown. Harbor Beach combines deep-water dockage with private beach access. Bay Colony and Coral Ridge serve buyers looking slightly north with strong water access.

What to verify before you buy

Every waterfront purchase here should be underwritten on the water, not on paper: confirm controlling depth at low tide, usable dock length, canal width for turning, and the air draft of every bridge between the property and the inlet. Seawall condition and remaining life is the other item that most often surprises buyers after closing.
