What to establish about the club first
Before offering on any club-adjacent property: whether membership is required to close, whether the membership transfers with the property or must be purchased separately, whether it is equity — something owned and later resold — or a non-equity right that ends when the house sells, and where any waitlist currently stands. Initiation structures and monthly obligations vary enormously between clubs, and between market cycles, so the specific club’s current terms are the only terms that matter.
Sequencing the two negotiations
When the membership is bundled with the property, the purchase contract should treat it as a conveyed asset — documented, warranted, and priced within the deal. When the membership is separate, the two negotiations can be played against the calendar: a club decision that is nearly complete strengthens an offer in its community, while a house under contract can unlock a waitlisted membership. The sequencing leverage runs both ways, which is why it should be chosen rather than discovered.
