Joining The Club: 2026 Breakdown of Membership Fees at The Breakers, Mar-a-Lago, and Palm Beach’s Most Exclusive Private Clubs

Considered perspective for South Florida real estate decisions.

What It Costs to Join Palm Beach’s Private Clubs: What Each Club Publishes, What Has Been Reported, and What Membership Signals About Your Real Estate Address

Direct Answer: Most Palm Beach private clubs do not publish their fees. The Breakers lists Ocean, Beach & Racquet Sports, and Golf & Racquet Sports memberships, plus an Ocean Club Summer Membership for June 1 to October 31, 2026, and gives pricing only on inquiry. Mar-a-Lago’s initiation fee was reported at $1,000,000 as of October 2024 (Miami New Times, July 2024, citing Bloomberg). The Bath and Tennis Club and the Everglades Club are invitation-only and publish no fees. Palm Beach Yacht Club publishes its marina rates, and every annual dockage contract includes club membership. None of the Boca Raton golf club websites we checked posts an initiation fee or dues schedule.

Why Club Membership Is a Real Estate Asset in Palm Beach County

In Palm Beach County, private club membership is part of the real estate decision, not only a lifestyle amenity. Many of the most sought-after communities in Boca Raton, Palm Beach, and Delray Beach are built around a club, and in some of them membership is required of every owner. Two homes of similar size in the same zip code can sit in very different markets depending on the club behind the gate.

For many buyers, the club is where they spend more time than at home. It is where they build a social network, play golf and tennis, and bring their children into the community. Knowing what each club costs, what it publishes, and how you get in belongs in any serious relocation plan.

The Landmark Clubs: Mar-a-Lago and The Breakers

Two clubs hold a singular place in Palm Beach: Mar-a-Lago and The Breakers. Both are widely recognized, and neither publishes its membership prices.

Mar-a-Lago Club, Palm Beach Island

Membership Detail What Is Published or Reported
Initiation Fee Reported at $1,000,000 from October 2024, up from $700,000 (Miami New Times, July 2024, citing Bloomberg). Not published by the club.
Annual Dues Reported at around $20,000 (Miami New Times, July 2024). Not published by the club.
Membership Cap Reported at 500 members (Miami New Times, July 2024)
Access (per the club) Formal and casual dining, the Mar-a-Lago Spa, pool, Beach Club, guest rooms and suites, fitness center, tennis courts, croquet lawns, entertainment series
Reciprocal Privileges (per the club) 19 Trump Golf properties

The Mar-a-Lago Club, at 1100 South Ocean Boulevard, describes its grounds as 20 acres and says the estate opened officially in January 1927. In July 2024, Miami New Times, citing a Bloomberg interview with club manager Bernd Lembcke, reported that the membership fee would rise from $700,000 to $1 million in October 2024, and that the fee had reached $200,000 by 2017. The club’s own membership page lists amenities and reciprocal privileges but no fees or application steps.

The Breakers calls its Ocean Course Florida’s oldest golf course, built on an original layout by Alexander H. Findlay in 1897 and renovated by Rees Jones in late 2018. The Rees Jones Course sits about 10 miles from the resort and reopened in December 2022 after a renovation. The Golf & Racquet Sports Membership includes complimentary green fees on both courses. For pricing, The Breakers asks prospective members to submit an inquiry; it posts no initiation fee or dues for any category.

The Breakers Summer Membership and Breakers West

The Breakers’ Ocean Club Summer Membership runs June 1 to October 31, 2026. The Breakers says it includes full access to the pools and private beach, complimentary green fees at the Ocean Course, access to The Breakers Racquet Club with tennis, pickleball and padel courts, and access to tennis and pickleball courts at Breakers West. A Golf & Tennis Summer Membership is also offered, with complimentary green fees and tennis court access through the season. The Breakers publishes no price for either summer membership, and summer 2027 dates had not been posted as of October 2026.

Searchers often ask what Breakers West membership costs. The Breakers does not publish a price for Breakers West access or for the Rees Jones Course. Ask The Breakers’ membership office for the current schedule in writing.

Palm Beach Yacht, Sailing and Fishing Clubs: What Membership Costs

Palm Beach has no club we could find under the exact name “Palm Beach Boat Club.” Buyers asking about boat club membership prices usually mean one of the clubs below. Only Palm Beach Yacht Club publishes any rates, and those are marina rates.

Club Location Type How You Join Fees Published?
Palm Beach Yacht Club 800 North Flagler Drive, West Palm Beach Yacht club and marina; founded 1890, re-chartered 1911 Waitlist for general membership; annual dockage contracts include membership Marina rates only (see below); membership dues not published
Sailfish Club of Florida 1338 North Lake Way, Palm Beach Private fishing and boating club; organized 1914 Not published No
Palm Beach Sailing Club 4600 N Flagler Drive, West Palm Beach Private sailing club; founded 1966 Application, interview with the Membership Committee, 60-day probation No; one-time initiation fee, amount not published

Palm Beach Yacht Club

Palm Beach Yacht Club says it was founded in Palm Beach in 1890 and re-chartered in 1911. General membership has a waitlist: the club asks applicants to reserve a spot and processes inquiries in the order received. Its application form offers individual membership and corporate membership, which requires at least three applicants from the same company, and membership renews annually on its anniversary date. The club does not publish dues for general membership.

The marina is the exception. All annual dockage contracts include a complimentary membership to the club with full privileges. As of October 2026, the club’s published annual rates were $2.00 per foot, per day for a wet slip and $2.45 per foot, per day for a boat lift, each with a two-month escrow deposit, slip minimums and applicable taxes. Transient dockage was $6 per foot per day.

Sailfish Club of Florida

The Sailfish Club of Florida was organized on February 28, 1914, and describes itself as the oldest continuously operating private club in the town of Palm Beach and the only fishing and boating club in the town. Its clubhouse is on North Lake Way. The club’s public website does not publish membership requirements or fees.

Palm Beach Sailing Club

Palm Beach Sailing Club, founded in 1966, offers Full, Associate (under 30) and Junior (under 18) memberships. Applicants submit an application and interview with the Membership Committee; the club helps connect applicants who have no sponsor. Approved members begin a 60-day probation period and pay a one-time initiation fee, then confirm full membership with annual or monthly payment options. The club does not publish the initiation fee or dues.

Boca Raton’s Premier Golf Club Communities: What the Clubs Publish

For buyers in South Palm Beach County (Boca Raton, Delray Beach, and Highland Beach), the private golf club community is the dominant residential model at the upper end of the market. The table below lists what each club’s own website says. None of the sites we checked posts an initiation fee or dues schedule.

Club / Community City What the Club Publishes Fee Schedule Online?
Broken Sound Club Boca Raton Two 18-hole championship courses (The Old Course and Club Course) No
Boca West Country Club Boca Raton Facilities owned by the membership since 1991; four championship golf courses; membership requires sponsorship by a current member and a vetting process that includes an interview No
Addison Reserve CC Delray Beach Not verified Not verified
Woodfield Country Club Boca Raton Not verified Not verified
St. Andrews Country Club Boca Raton Club and property owners association; “Membership Dues & Fees” offered as a topic on its information-request form No
Mizner Country Club Delray Beach Private country club with golf No

Note: Initiation fees and dues at these clubs change when their boards vote, and the figures that circulate on brokerage websites vary widely. We do not repeat unpublished figures here. Ask each club’s membership office for the current schedule in writing, including the equity or capital contribution, annual dues, any food and beverage minimum, and recent assessments. “Not verified” means we could not reach the club’s own site in October 2026.

The Invitation-Only Clubs: Bath and Tennis, Everglades, and Beyond

A small group of Palm Beach clubs admits members only by invitation and sponsorship, and none of them publishes fees. The Bath and Tennis Club and the Everglades Club are the best known; the Palm Beach Country Club and Seminole Golf Club also publish no fees.

Palm Beach Island’s Exclusive Club Hierarchy

Club What the Club Publishes Online Fees
The Bath and Tennis Club Members-only login page Not published; invitation only
The Everglades Club No public club website found Not published; invitation only
Palm Beach Country Club Golf club built in 1917 by Donald Ross on 83 acres, spanning the island from the Atlantic Ocean to Lake Worth Not published
Seminole Golf Club Members-only login page Not published

Because these clubs publish no application or fee information, the path in runs through existing members. If a particular club matters to your plans, raise it early so that sponsorship, timing and the choice of home can be considered together.

The Real Estate and Club Membership Equation

Understanding club fees is only half the equation. The real estate decision must account for three variables: the initiation fee or equity contribution (and whether any of it is refundable), the annual dues burden, and the health of the club itself.

A well-run club with strong membership demand supports the community around it. A club with falling membership, deferred maintenance or financial trouble can weigh on home values in the same community. Before you buy, look at the club the way you would look at the house.

LPE Realty: Club Due Diligence Advisory

Before any offer in a club community, review the club’s financial health, waitlist dynamics, recent special assessments, and member satisfaction surveys where available. Deferred capital improvements are the hidden risk: a club that has postponed major work may later fund it through a special assessment on members. Treat club due diligence as part of every club-community purchase.
