LPE Realty Agent Fees: Every Fee, Published

Considered perspective for South Florida real estate decisions.

LPE Realty charges agents no commission split and no monthly fees. An agent pays a $500 brokerage fee per closed side until those fees reach $5,000 in a year, a $195 compliance and records fee on every closed side, and a $500 annual fee taken from the first closing of the year. This page lists every fee and shows what a year costs at different levels of production.

The fee schedule

The same fees apply to residential, land, commercial, leases and referrals.

Fee Amount When it applies
Commission split None No percentage split. The percentage-based fees are the 20% small-commission fee and the optional 50% Lead Program lead fee, both listed below.
Brokerage transaction fee $500 per closed side Until you have paid $5,000 in a year. After that, $0 for the rest of your year.
Compliance and records fee $195 per closed side On every closed side, before and after the cap.
Annual fee $500 per year Taken from your first closing of the year.
Small commissions 20% On a side with a commission under $2,500, instead of the fees above.
Your own home $250 + $195 On your first two personal transactions each year.
Brokerage Lead Program (optional) 50% lead fee Only on leads LPE Realty gives you, if you join the program.
Monthly fees $0
Desk fees $0
Technology fees $0
Franchise fees $0
Signup and exit fees $0

How the cap works

The cap applies to the $500 brokerage transaction fee. Once you have paid $5,000 of those fees in a year, which is 10 closed sides at the full $500, the transaction fee is $0 for the rest of your year. The $195 compliance and records fee is separate. It applies to every closed side with a commission of $2,500 or more, before and after the cap.

What one closing costs

Closing Fees Total
Your first closing of the year $500 transaction + $195 compliance + $500 annual $1,195
Each later closing before the cap $500 transaction + $195 compliance $695
Each closing after the cap $195 compliance $195

These totals are for sides with a commission of $2,500 or more, outside the Lead Program.

What a year costs

Closed sides in the year Transaction fees Compliance fees Annual fee Total
5 $2,500 $975 $500 $3,975
10 $5,000 $1,950 $500 $7,450
20 $5,000 $3,900 $500 $9,400

Estimates only. They assume every side has a commission of $2,500 or more, with no Lead Program closings and no personal transactions. Your actual fees are calculated for each transaction under your signed agreement.

The Brokerage Lead Program

The Lead Program is optional. If you join, a 50% lead fee applies only to leads LPE Realty gives you. The lead fee comes off the commission first. The normal per-side fees then apply to the rest, and the transaction fee still counts toward your cap. The lead fee itself never counts toward the cap.

Example: a $12,000 commission on an LPE lead, before your cap, with your annual fee already paid. The lead fee is $6,000. The transaction fee is $500 and the compliance fee is $195. You keep $5,305. After your cap, the same closing leaves you $5,805.

Lead Program agents contact each new lead within 15 minutes during business hours. If you already knew the person, tell the brokerage within 24 hours with proof of your earlier contact. Once the Broker confirms it, no lead fee applies.

LPE Realty does not promise a volume of leads. The brokerage is built for agents who generate their own business.

Costs that are not LPE Realty fees

MLS, association and lockbox dues are paid to those organizations directly, as at any brokerage.

Fee lock and changes

Fees are locked for 12 months. Any change needs 30 days’ written notice and starts at your anniversary.

Who pays

Your fees are paid by you and are never charged to your clients.

Questions agents ask

Is there a commission split at any production level?

No. There is no percentage split at any production level. Two fees are percentage-based: the 20% fee on a side whose commission is under $2,500, which replaces the flat fees on that side, and the 50% lead fee on leads LPE Realty gives you if you join the optional Lead Program.

Does the $195 fee stop at the cap?

No. The cap applies to the $500 transaction fee. The $195 compliance and records fee applies to every closed side with a commission of $2,500 or more, before and after the cap.

When is the annual fee due?

It is taken from your first closing of the year. Nothing is billed monthly.

What if a commission is small?

On a side with a commission under $2,500, the fee is 20% of that commission instead of the fees above.

Is there a fee to join or to leave?

No. There are no signup or exit fees, and there is no non-compete. The agreement only restricts soliciting clients the brokerage supplied and recruiting LPE agents for a limited period.
