A valuation is a considered opinion of where your property sits in today’s market — supported by comparable evidence, not an automated estimate.

What a valuation from us involves

Automated valuations struggle with luxury property for a straightforward reason: the things that drive value at this level — dock depth, ocean access, view corridor, club membership, architectural quality, renovation standard — are not in the data they read. Two houses of identical size on the same street can be far apart in value for reasons no algorithm captures.

We look at genuinely comparable sales, adjust for the differences that matter, and give you a range with the reasoning attached. Where the evidence is thin — which happens in the upper price bands — we say so rather than manufacture false precision.

When a valuation is useful

Before listing, to set expectations. Before a renovation, to understand what will and will not return. For estate, trust or matrimonial purposes, where a defensible opinion is needed. Or simply to know where you stand, with no intention to sell.

How is this different from an online estimate?

Automated estimates cannot see the factors that drive luxury value — water depth and access, view, club membership, renovation quality, architectural pedigree. A considered valuation weighs those explicitly.

Do I have to list my home to get a valuation?

No. Many owners request a valuation for planning, estate or renovation purposes with no intention of selling.
