Boynton Beach is really four different property markets under one search term: the city’s Intracoastal waterfront, the oceanfront towns of Ocean Ridge and Manalapan, the gated country-club communities in the west, and everything in between.
Know whose rules apply before you look at a house
Buyers who search “Boynton Beach” often end up looking at properties in three different municipalities. Each one writes its own building and zoning rules, so the first question about any property is which government controls it.
- City of Boynton Beach. The city describes itself as the third largest municipality in Palm Beach County, with an estimated 80,139 residents, on its official about page. It has access to I-95, the Florida Turnpike and State Road 7, according to the city’s Why Boynton Beach page.
- Town of Ocean Ridge. Its town website lists its own Town Commissioners, Town Manager, Town Clerk and a Building and Zoning department that handles permits and inspections.
- Town of Manalapan. The town’s history page says it was incorporated in 1931, shares Hypoluxo Island with the Town of Lantana, and occupies roughly the southern third of the island. Its two sections are described as “contiguous only by water.”
The practical consequence is that a dock rule, a rental rule or a renovation approval that applies in one place may not apply a few blocks away. Ask for the jurisdiction in writing and read that municipality’s code, not the neighboring one’s.
Manalapan: small, low-density and design-reviewed
Manalapan’s own site is unusually direct about its character. It reports 416 year-round residents, or about 495 when seasonal and other non-resident homeowners are counted, and says only 4 percent of the residential community’s land is designated as club and commercial. It calls itself “essentially a low-density residential community.” Its public services page says the town’s Architectural Commission, known as ARCOM, reviews all exterior changes to properties within the town limits. If you plan to renovate, add a pool or change the roofline, ARCOM approval is a step to budget time for. The town’s Building Department handles permits, and its page explains the requirements for each permit type.
Water access: the Boynton Inlet and the marina
The inlet is the reason waterfront here is marketed to boat owners. Palm Beach County’s page for Ocean Inlet Park, which sits in Ocean Ridge, describes fast access to the Atlantic through the Boynton Inlet and notes about 1,100 feet of Intracoastal frontage at the park. The same page lists the county marina there as temporarily closed until further notice. When open it offers 20 county-operated wet slips with a 45-foot maximum boat length, so it is not an option for larger vessels. Jetty and inlet fishing are available around the clock at the park.
Inside the city, the Community Redevelopment Agency owns and operates Boynton Harbor Marina, which the city calls one of only two working full-service marinas in the county. The city also says five of its parks are on the Intracoastal Waterway and that Oceanfront Park Beach covers 12 acres.
Being near an inlet does not guarantee easy boating from a specific dock. Before you offer on any waterfront property, confirm the water depth at the dock and along the route, any bridge clearances between the dock and the inlet, and the condition and permitting of the seawall and dock. The checks in our coastal insurance due diligence guide apply to every waterfront address on this list.
Oceanfront rules that surprise buyers
Florida regulates construction near the beach through the Coastal Construction Control Line. The Department of Environmental Protection’s program page says the line establishes an area of jurisdiction where special siting and design criteria apply, and that the program regulates structures and activities that can cause beach erosion, destabilize dunes or damage upland properties. The criteria may be more stringent than elsewhere in the coastal building zone because of the greater forces expected seaward during a storm. For an oceanfront buyer in Ocean Ridge or Manalapan, that means a rebuild, addition or seawall may need state review in addition to the town’s own approval. Ask the seller what permits exist and ask a surveyor whether the property lies seaward of the line.
West Boynton: gated country-club communities
Away from the water, the market is organized around private communities. Two examples show the range, based on what each says on its own website.
| Community | What the club states |
|---|---|
| Hunters Run | Three 18-hole championship courses (54 holes), 1,649 residences of mixed condominiums, villas, townhomes and single-family homes, on 990 acres. |
| The Club at Quail Ridge | A private, gated community on over 600 acres with 946 residences and two championship golf courses, a racquet center with 16 Har-Tru tennis courts and a six-court pickleball facility, and a spa and fitness center. |
The home types differ sharply between the two. Hunters Run mixes attached and detached homes in one large campus, while Quail Ridge is smaller. Before you choose either, confirm the membership requirement, initiation and dues, and any pending assessments, because those terms are not published on the pages above. Our comparison of equity and non-equity clubs explains how membership structures affect cost and resale.
Property tax and flood checks that apply everywhere
The Palm Beach County Property Appraiser states on its homestead page that you must own and live in the home as your permanent residence as of January 1 and apply by March 1 of the year the benefit applies. The page also says homestead assessed value can rise no more than 3 percent a year, or the Consumer Price Index change if lower. The seller’s exemption does not transfer to you, so ask the Property Appraiser how a purchase affects the assessment. Use FEMA’s Flood Map Service Center to look up the flood map for any address, because the zone can differ from one property to the next.
Where to start
Decide first which of the four markets you want. A boat owner should start at the inlet and marina area, a buyer who wants low density and design review should read Manalapan’s rules, and a buyer who wants golf and gates will find the western clubs a better fit. After that, compare communities, not just cities.

Frequently asked questions
Are Ocean Ridge and Manalapan part of Boynton Beach?
No. Ocean Ridge has its own Town Commissioners, Town Manager and Building and Zoning department, and Manalapan has been its own town since its 1931 incorporation. Confirm which municipality controls any property you consider.
Does Boynton Beach have ocean access for boats?
Yes, through the Boynton Inlet. Palm Beach County describes fast access to the Atlantic from its Ocean Inlet Park. Depth, bridge clearance and dock condition vary by property, so check the specific route before you offer.
What is West Boynton like?
It is largely made up of gated club communities. Hunters Run describes 54 holes and 1,649 residences on 990 acres, and The Club at Quail Ridge describes 946 residences and two championship courses on over 600 acres.
Do oceanfront properties need state approval to build or rebuild?
Possibly. Florida’s Coastal Construction Control Line program applies special siting and design criteria seaward of the line, in addition to town approvals. Ask the seller for existing permits and have a surveyor locate the property relative to the line.
When does a homestead exemption start?
You must own and live in the home as your permanent residence on January 1 and apply by March 1 of the year you want the benefit.
