West Palm Beach Luxury Homes

Private, considered representation for South Florida real estate.

West Palm Beach is the county seat and Palm Beach County’s oldest municipality, and its housing choices follow its history: downtown towers and older condominium buildings, historic districts with 1920s architecture, and neighborhoods defined by redevelopment areas.

A county seat with a long record

The city’s own history page says West Palm Beach was incorporated on November 5, 1894, two years before Miami, and had about 1,000 residents in 1895. It is the county seat of Palm Beach County and describes an estimated population above 120,000. Palm Beach Junior College opened there in 1933 as Florida’s first junior college, and the page notes that thousands of servicemen moved through the city’s airport during World War II. Palm Beach County itself was carved out of Dade County in 1909 as Florida’s 47th county, according to the county’s fact page, and covers about 1,971 square miles, not counting Lake Okeechobee.

The age of the city matters to a buyer because it explains how varied the housing stock is. A building completed in the 1920s and one completed this decade are subject to different inspections, and a historic district carries different renovation rules from a new tower.

Downtown, Clematis Street and the arts district

The city’s history page names The Square, Clematis Street, Antique Row and Northwood Village as shopping and entertainment districts, and lists the Kravis Center for the Performing Arts, the Norton Museum of Art and Grassy Waters Everglades Preserve among its cultural and natural sites. The Kravis Center says it opened in 1992 and lists Dreyfoos Hall, PEAK, Persson Hall and Rinker Playhouse as its performance venues. The city’s Community Redevelopment Agency (CRA) operates two districts, according to the CRA page: Downtown/City Center at about 940 acres and Northwood/Pleasant City at about 459 acres. The CRA says it worked with the Downtown Development Authority to earn Clematis Street recognition as “one of America’s top streets” and that marketing, branding and incentive programs helped transform Northwood Village.

Downtown is where most condominium buildings sit, so it is where a buyer needs the strongest due diligence. The checklist below applies.

Condominium due diligence under Florida law

Florida requires two structural reviews for qualifying condominium buildings. The state’s condominium division explains both on its inspections page.

Requirement What the state says
Milestone inspection A structural inspection of an aging building to determine whether substantial structural deterioration exists. It applies to residential condominium and cooperative buildings of three or more habitable stories. The first inspection is due at 30 years and then every 10 years; the local enforcement agency can require the first at 25 years if local circumstances justify it. Age is measured from the certificate of occupancy.
Structural integrity reserve study (SIRS) A budget planning study for associations with buildings of three or more habitable stories, completed at least every 10 years. It must cover eight elements, including the roof, structural systems, and windows and exterior doors.

Ask the association for the milestone inspection report if one has been done, the SIRS and the current reserve funding, along with any planned or pending special assessments, the master insurance position and the rules on rentals and pets. Our comparison of condominiums and single-family homes covers the wider trade-offs.

Historic districts and what they mean for owners

Several residential areas in the city have historic status, and a buyer should know which one applies before planning any exterior change.

  • El Cid. The El Cid Historic Neighborhood Association says the district is listed on the local, State and National Register of Historic Places, was built mostly in the 1920s land boom with independent builders selling homes between 1923 and 1926, and is known for Spanish-style architecture including Mediterranean Revival and Mission homes plus Monterey and Art Moderne. It says renovation and restoration beginning in the 1980s revived the neighborhood.
  • Historic Northwest. The CRA’s Historic Northwest page places the district just north of downtown, bounded roughly by Banyan Boulevard, Palm Beach Lakes Boulevard, Tamarind Avenue and Rosemary Avenue, mostly residential and designated a historic zone. It lists completed streetscape work and projects such as the Sunset Lounge, a 1940s and 1950s jazz venue being renovated.
  • Northwood. The CRA credits its programs with transforming Northwood Village, and the city lists Northwood Village as a shopping and entertainment district.

For any home in a designated district, ask the city’s planning staff what review applies to windows, roofing, additions and demolition before you sign a contract, and write that answer into your inspection period.

Redevelopment areas: what is changing around you

A home near a redevelopment area sits in a neighborhood that is changing, and the CRA publishes what it is building. In Historic Northwest it reports finishing phases 1 and 2 of the Tamarind Avenue streetscape in fall 2024 (burying overhead lines and widening sidewalks and bike facilities) and the Styx Promenade on 7th Street, which has nine new Shotgun-style buildings plus a restored original home. In the Northwood and Pleasant City district it says it built infrastructure for Merry Place, increased homeownership in Pleasant City, and is developing a framework for the Currie mixed-use district and for walkability along Broadway. These are public projects with their own schedules, so read the CRA pages before assuming what a block will look like in two or three years.

The practical comparison is simple. Downtown buyers weigh the building, its reserves and its inspections. Historic-district buyers weigh the house, its age and the review rules for changes. Buyers near redevelopment areas weigh the pace of public projects. Decide which of those three questions matters most to you before you tour.

Water: the city’s supply and flood exposure

The city’s watershed page says Grassy Waters is a 23-square-mile wetland ecosystem and the city’s primary source of drinking water. That is useful context for understanding why the preserve on the western edge of the city is protected.

On flood, the city’s flood page states that West Palm Beach maintains a Community Rating System Class 5, which equates to a 25 percent discount on National Flood Insurance Program policies issued in the city. It says homeowner’s insurance policies typically do not cover flood damage, flood insurance has a 30-day waiting period before coverage takes effect, and the city’s Forerunner map shows base flood elevation and design flood elevation for an address. You can also check the official FEMA map on the Flood Map Service Center.

Property tax checks

The county Property Appraiser’s homestead page requires title and permanent residence as of January 1 and an application by March 1, and limits annual increases in homestead assessed value to 3 percent or the Consumer Price Index change if lower. The exemption is for a permanent residence, so confirm how you will use the property before you count on it.
